Separate rain entry from direct water exposure

Water entering around an exterior junction and water directly reaching appliance controls require different responses. Describe what you know, including whether the equipment was submerged or simply near a stained wall. Do not operate a water-exposed appliance to test it. The inspection and any necessary specialist evaluation should establish the next step before use resumes.

Confirm the property’s authority

The Town’s published guidance notes that some properties with a Fort Myers Beach mailing address lie outside Town limits in unincorporated Lee County. Use the full address to confirm the authority for a project. The Town’s Building Services page is the starting point for its current permit resources; a mailing label alone should not determine where an inquiry is sent.

Coordinate the junction between separate jobs

If a roofer or other contractor is involved, retain their scope and identify work still in progress. Ask which part of the chimney-to-roof interface is included in each proposal. An assessment can clarify a chimney concern without assuming responsibility for all building repairs. Unclear boundaries can leave an important junction outside both written scopes.

Leave a record before finishes conceal the area

Keep safe photographs and written findings before interior repainting or enclosing an affected area. Do not postpone an urgent safety response for documentation. For planned work, however, preserving the evidence helps distinguish the original condition from the completed repair and gives a future assessment something more precise than a remembered stain.
