Separate appearance from condition

A rusty mark is useful to report, but it does not establish the depth or location of damage. Mention whether water has appeared indoors. Ask which observations support replacement and whether any damage below the cover needs separate attention.

Respect the original system

Manufactured chimneys can have specific requirements around their top assemblies. DuraVent instructions, for example, include ventilation considerations for a chase cover on the system described in that manual. That is a reason to identify the installed system, not a universal dimension to apply to every chimney. Avoid filling gaps or modifying fittings before those requirements are understood.

Make the estimate useful

A clear proposal identifies the part being replaced and explains how related components will be addressed. Save the model information for future maintenance. A cover estimate should explain the intended scope around the cover as well as the cover itself. Ask whether deteriorated supports or adjoining materials are included, and how additional findings would be handled. Appearance alone does not establish the condition underneath.
