Mark the boundary of the original work

Ask the estimator to describe what can be seen today, what will only be visible after removal and what the quoted price assumes about the support. “Replace chase cover” leaves room for disagreement about adjacent siding, trim, water-damaged sheathing or interior finishes. Put each uncertain item in the written scope with the person responsible for deciding about it.

Arrange a decision while the enclosure is open

For a Fort Myers property managed from elsewhere, give the crew one decision-maker and an agreed way to reach them. Ask for a wide photograph showing where the concern sits, a detail of the condition and a written description of the additional work and price. If the person cannot be reached, ask in advance who can protect the opening and what that costs.

Keep the added work identifiable afterward

If extra work is authorized, retain the original quote, the approved revision and photos from before the assembly was closed. Make the final invoice distinguish the cover from the concealed repair. If further assessment by another trade is needed, have the handoff name the affected area and the operating or access restrictions that remain.
