Start with the roof contract
Find the page that mentions penetrations. “Replace flashing as needed” leaves two important questions open: which metal was retained, and what did the installer see when the roofing was removed? Ask for any available progress photographs of the chimney junction. Keep the original roof warranty and contact information together before another trade opens that area.
Use the Cape Coral file to establish the date
Cape Coral offers a public permit search through its Citizen Self-Service system. Search the property address and match the reroof record to the date on the invoice. A final inspection entry establishes a milestone for the recorded project. It does not tell you whether a particular piece of counterflashing was replaced or diagnose a leak that developed later.
Read the seam in the estimate
A useful proposal distinguishes the metal built into or turned against the chimney from the pieces dressed with the roofing. Where the uphill side diverts runoff, ask the reviewer to explain that route too. A small patch of sealant visible from a window cannot establish how the layers overlap under the roof covering. Let the appropriate professional determine whether limited access or opening roofing is needed.
Decide who comes back
If the roof is still under a service agreement, let the original roofer know that a chimney assessment is planned. Request a written indication of where the next trade starts, what may need removal and who reinstates the finish. If the investigation instead points to the top of the chimney, keep that finding separate rather than adding roof replacement to the scope by default.
What two seemingly complete quotes might omit
Consider a proposal that says “replace step flashing when shingles are removed” alongside a chimney estimate that says “seal the top of existing metal.” Neither description says who will deal with the connection behind the metal turned into the chimney wall. Put the two scopes next to one another and ask each provider to mark the edge of their work. The answer may be one combined visit, a call back under the roof agreement, or a different route altogether. That decision should follow assessment of this junction. It cannot be made by adding the two prices.
Set a hold point before siding goes back
Ask who can authorize selective opening behind the exterior finish, which existing finish must be retained and where replacement trim is coming from. If the roofer finds a different wall-side detail during tear-off, agree how a wide photo, a close view and the proposed change reach the authorized decision maker before cladding is reinstated. Define the temporary weather protection while the decision is pending. An owner away from the property should not have to interpret an unlabeled close-up to authorize a concealed repair.
