Identify the correct stack

If there are two fireplaces or a detached structure, the street address alone may not identify the affected chimney. The Lee County Property Appraiser offers an address and parcel lookup for the property reference. In the appointment notes add an everyday location such as “the masonry stack above the rear room.” Do not climb or use a ladder to count the openings.

Ask what supports the cap

On a masonry chimney, the rain cap covers the opening and the crown sheds water across the masonry top. A replacement cap attached to unstable material may leave the real repair outstanding. Have the provider identify the attachment, the condition around it, and whether the crown can continue to drain without pooling or trapping the attachment hardware.

Compare two different repair scopes

For a sound crown and a damaged cap, ask for the mounting method and the access needed for future cleaning. When the crown itself is failing, ask which material will be removed, how edges and flue openings will be treated, and which parts of the cap can be reused. A cover spanning multiple flues needs a different fit assessment from a small cap on one sound clay tile.

Record the outcome by fireplace

For a property with more than one flue, ask which appliances or fireplaces the completed work concerns. A repaired weather covering is a reason to update the exterior maintenance record. It is not a finding about the condition of the whole flue below. If the proposed scope leaves that question open, keep it on the follow-up list before use.

A question to ask about a cap that moved

Suppose the inspection identifies a sound metal hood but damaged material around two attachment points. A quote that replaces only the hood should explain where the replacement will attach. Conversely, if the crown and fixing points appear sound but the cap itself is deformed, ask why replacing sound masonry is part of the recommendation. Have the provider describe which observations apply to the installed assembly and which parts could not be seen. The purpose of that conversation is to select a repair that stays secure without covering up another defect.
