Build a picture index
Ask for a wide view locating the chimney on the house and labeled views of its accessible sides. Identify a missing corner as “not photographed” rather than “sound.” A shadow across a ridge, a reflection off metal or an object hiding a joint can change what the image seems to show. Capture date and orientation make the photos more useful when two contractors are comparing observations.
Match each finding to a decision
One image might clearly show a missing cover above a chase. It cannot by itself determine if the framing underneath needs replacement. Have the quote separate the visible repair from an allowance for concealed findings, and state when more access is needed. Aerial images of a cap are not an inspection of the interior vent route.
Ask how the images will be obtained
The FAA publishes guidance for commercial drone operators. Airspace, weather or site constraints can affect whether an operator can collect a particular view. The owner need not fly a drone or climb onto the roof. If a required view is unavailable, agree on another professional access method or a qualified limitation in the report.
