Separate a chronology from a diagnosis

Ask the owner or manager when the roof and array work took place and for the first dated record of an indoor change. A problem appearing after installation deserves investigation; timing alone cannot show that a rail fastener leaks, that the chimney flashing failed, or that one contractor caused damage. Mark the chimney on the array layout if the provider already supplied one. Do not climb up to measure the gap.

Decide what can be seen with the array in place

A scheduled assessment can define which roof-to-wall edge is accessible and which is hidden by panels or equipment. Ask the roofing professional and the solar provider whether the proposed flashing inspection or repair actually requires removal. An inspection footprint and a repair footprint may differ. Record the person responsible for any electrical or array handling and for weather protection if the roof is opened.

Arrange any separate local approval before tear-off

For a property in the Town of Fort Myers Beach, bring the proposed roofing scope and any related equipment work to the Town's building resources when checking applicable requirements. Ask the solar provider about lease, warranty or reinstatement conditions for the installed system. A standalone quote for chimney metal should not leave the owner to discover these decisions after an array crew has arrived.

Close out the chimney item and the solar item separately

Request a view of the repaired junction before any panels that conceal it go back. Keep the roofing assessment and reinstatement photos with the service documentation from the solar provider. If inspection instead points to a solar attachment, ask who will carry that separate investigation forward and what supports the finding. Neither an old ceiling stain nor a fully working inverter settles the water-source question.
