Identify what is on the chimney today
Have the person managing the exterior work describe whether the cover is original, temporarily secured, removed or already fabricated. Record when the condition changed and keep the fireplace out of use if the termination or enclosure was damaged. Do not remove a tarp or climb to inspect the opening. Let the trade responsible for safe access handle that task.
Coordinate the finished dimensions
The permanent cover fits the finished top of the chase. A change to sheathing or siding thickness can alter what the skirt must cover. Ask which trade will tell the fabricator the final configuration, who checks the pipe opening and what will keep the weather out between visits. Where a decorative enclosure is proposed, ask whether the chimney manufacturer's instructions allow it.
Find the matching Beach record
The Town of Fort Myers Beach publishes the route for new permit applications and for looking up older permits on its Building Services page. Follow the town's current directions for the project date and number. A permit for wider exterior work is a starting point for discussing the chimney scope with the permit holder. Do not assume that a change to the chase or its termination is already described in it.
Get the handover in writing
Agree whether removal, disposal, temporary protection, fabrication and finish restoration are included. If the chase sides show damage once exposed, decide who authorizes the additional work and how the site will be protected while a decision is pending. The finished record should distinguish the weather cover from any separate condition assessment of the fireplace and flue.
Put two dates on the coordinator’s calendar
One date is the point when siding and trim dimensions will be ready for the survey. The other is the earliest time the replacement can be fitted after fabrication. Between them, the enclosure still needs a responsible party for weather protection. Ask what happens if a wider repair project runs late or the survey uncovers a different penetration from the one shown on the old drawing. A visit can establish those dependencies without promising a manufacturing date or treating a temporary sheet as permission to operate the fireplace.
